About CPM Contracts

Thirty-seven years keeping the weather out and the heat in

Work with us

CPM Contracts was established in 1989 and has been repairing, insulating and renovating property across West Yorkshire and beyond ever since. What began as a general building and maintenance contractor — with retail refits for household names, work for the NHS and upgrades to school, college and university buildings — has become a specialist in one thing: the building envelope. The brickwork, render and insulation that keep a building dry, warm and sound.

Today almost all of our work is planned external works on occupied housing for housing providers, local authorities and the principal contractors delivering their investment and decarbonisation programmes — delivered either as a specialist subcontractor or as principal contractor in our own right. We grind out and repoint brick and stone, install external wall insulation and render systems, repair structural brickwork and reinstate the pipework that goes with it — street by street, often with residents still at home. We have insulated more than 1,000 properties in the last five years and repointed more than 1,500.

We are a close-knit company. Our 30 operatives are trained, experienced and directly employed, most have been with CPM for ten years or more — our longest-serving for over twenty — and our pointing teams between them carry over 150 years of experience. Every operative is CSCS-carded, inducted and trained before they set foot on site, and a qualified CPM site manager or supervisor is on every job full time. We own our fleet and our plant outright, so our teams arrive self-sufficient, and every property we touch is closed out on a signed, photographed quality record that goes to the client as evidence.

What sets us apart

  • One subcontractor, not five. Grinding and pointing, structural repairs — crack stitching and wall tie replacement — pipework, EWI and render in sequence on the same property, planned and supervised as one programme.
  • Evidence, not just completion. A quality assurance record per property per stage, signed by installer and supervisor, bound into street-by-street evidence files for the client portal.
  • Certified for funded retrofit. PAS 2030:2023, TrustMark and NICEIC competent-person scheme — the paperwork SHF, ECO and Warm Homes schemes require.
  • Dust, vibration and health taken seriously. Powered respirators for every grinder, LEV-tested extraction, HAVS monitoring and health surveillance.
  • Our own people, fleet and plant. Directly employed teams, liveried vehicles, generators, grinders and extraction — no hire lead times, no agency labour.
  • Paper-free, connected workforce. RAMS, timesheets, quality assurance records and training all live on one in-house digital system that every operative carries on their phone.
  • Principal contractor or subcontractor. We are equally comfortable acting as principal contractor on schemes delivered direct for a client — taking on the CDM duties, site set-up, welfare and resident liaison — or working as a specialist subcontractor under a principal contractor's site rules, induction and scaffold.
  • Transparent commercials. Priced per m² and per unit against a measured schedule, so valuations reconcile to the quality assurance evidence.

Frameworks

Appointed contractor on the EN:Procure (Efficiency North) Installation & Repairs framework, through which our current three-year EWI programme for Vico Homes was awarded, and set up on several open DPS routes for direct call-off.

Where we work

Based at Darrington, Pontefract, in the heart of West Yorkshire. Most of our schemes are across Wakefield, Leeds, Kirklees, Barnsley and Rotherham, and we travel further for the right programme.

CPM operatives on site

Long-serving, directly employed teams

Dedicated render, pointing and grinding gangs, so stages run concurrently across a scheme rather than one trade waiting on another. Comfortable running four sites at once with a working supervisor on each.

Rake-out depth checked with a digital gauge

Quality you can audit

Grind depth photographed against a gauge, boarding and mesh checked and signed off, finish inspected — one record per property per stage, verified by a supervisor with an independent re-check.

CPM Contracts liveried work van

Our own fleet and plant

A full fleet of our own liveried work vehicles, plus ten high-powered generators, 24 grinders, 22 dust-control units and mixing plant — all owned outright, serviced on schedule and LEV tested, so our teams arrive self-sufficient with no hire lead times.

How we run the job

One digital system. No paper.

CPM is a paper-free contractor. Every document, record and timesheet lives on our in-house digital management system, and every member of the workforce is connected to it from their phone — so the office, the supervisors and the gangs on site are all looking at the same live information.

A principal contractor gets the benefit directly: RAMS are confirmed as read by name before anyone starts, quality assurance records and photographs are captured at the workface and available the same day, and the evidence files we issue at handover come straight from the system rather than being typed up afterwards.

Health, safety & wellbeing

Controlled on site, not just on paper

Grinding out mortar is dusty, noisy, high-vibration work. We treat it that way: engineering controls first, personal protection as the backstop, and health surveillance to prove both are working. No HSE enforcement action and no RIDDOR-reportable injuries in the last five years.

Respiratory protection as standard

We have moved all grinding and pointing operatives onto powered air-purifying respirators (PAPR), replacing disposable and half-mask RPE. A powered respirator does not depend on a face seal, so protection is consistent across every operative and every shift. At source, every grinder runs with M-Class extraction and cyclone separation. All of this plant is our own, and every dust extraction unit is LEV thorough-examination tested by an independent engineer on a 12-month cycle (within 14 months, as COSHH requires), with the test certificates held and available on request.

Vibration monitoring & health surveillance

Hand-arm vibration is managed on observed trigger time, not estimates: low-vibration Hilti and Metabo grinders, tool rotation, and a weekly HAVS record for each operative checked against the HSE exposure action and limit values. Operatives exposed to vibration, dust and noise are enrolled in a health surveillance programme — baseline assessment on starting and periodic review thereafter — so any early signs are picked up and acted on.

RAMS, training & competence

Site-specific risk assessments and method statements, COSHH assessments and a full health & safety pack are issued for every scheme and confirmed as read by every operative on our digital system before work starts. Every operative holds a CSCS card and is externally trained and certificated every 12 months in asbestos awareness, COSHH, working at height, abrasive wheels and manual handling, with noise, dust and vibration awareness refreshed internally through recorded toolbox talks on our digital system. Certificates are renewed company-wide every January. Our external advisers, Pearson & Holland (NEBOSH-qualified), act as competent person.

Supervision, inspection & accreditation

Site management is in-house and qualified: two full-time site managers holding the IOSH Safety, Health & Environment for Construction Site Managers qualification, and two working supervisors holding SSSTS and IOSH Managing Safely. A CPM site manager or supervisor is on site full time whenever work is in progress, and the Operations Manager visits every site at least twice a week. The principal contractor receives our weekly site safety inspection and work equipment & PPE report covering around 120 items of plant. Accredited: PAS 2030:2023 (NICEIC), NICEIC Competent Person Scheme, TrustMark, CHAS Elite, SafeContractor, Constructionline, Gas Safe and Environment Agency registered waste carrier.
